Effective property tax rate

The middle property tax bill as a percentage of the middle home value. This is the usual 'effective rate': what a typical owner pays each year per dollar of home value. The middle county is 0.82%, ranging from under 0.2% in rural Alaska and Louisiana to over 3% in southern New Jersey and upstate New York. It is the one tax rate here that really varies from county to county, not only from state to state. Even so, much of the gap follows state lines: New Jersey and New York counties sit near 2.2%, and Hawaii and Alabama counties near 0.3%, almost whichever county you pick.

Where it comes from

Census ACS 5-year · ACS table B25103_001, divided by median home value

The middle tax bill divided by the middle home value. This is the usual published way to measure it. But it is not the same as the middle household's own rate. It cannot be built up from smaller areas, since neither middle value can. The Census caps the tax bill at $10,001. Where bills hit that cap, the rate shows too low, so the most expensive counties look lower than they are.

Combining areas: it cannot be combined, so it is shown only where its publisher works it out.

What it goes with

The strongest links that have a page of their own. Unadjusted is the link before adjusting for anything, from −1 (opposite) to +1 (in step). Adjusted compares places with the same population density, income and education levels, so those differences can’t explain the link. This list leaves out the 50 pairs built from the same numbers or the same model as this measure, since they are bound to match.

Population makeup

How this measure varies with the racial and ethnic makeup of counties. Every group is shown, whatever its rank. These are links across counties: they describe places, not people. They say nothing about any person’s risk or behaviour based on their race. Counties with a larger share of one group also differ in much else, such as income, segregation, region and history. The adjusted figure only accounts for density, income and education.

Highest and lowest

Of 3,124 counties reporting it. These are the two ends of a national ranking. For most measures, that ranking mostly sorts places by income and how urban they are. That is why the place pages compare each place with similar places instead.

The middle area reports 0.826. The middle half of counties falls between 0.587 and 1.2 (the 25th to 75th percentile).
